Reading the scope of the certificate and the title record together before buying is more effective than any action brought afterwards.
A practical note: A building registration certificate does not in every case make it possible to establish condominium ownership over the building; the consent of all the owners is needed and the building must meet certain conditions. In a building where neither a construction servitude nor condominium ownership can be established, selling a unit takes effect only as a transfer of a share.
